What you do
You choose which properties to have viewed from the shortlist offered. You alone decide whether to make an offer, and at what price. You sign the offer, the sale agreement and the deed yourself; you choose who holds your power of attorney — someone you trust or the notary’s clerk, never Zilstone. You pay the bank, the notary and the agency directly.

This €2,590 total includes the whole of Lakart: you do not pay €700 on top. The agency’s commission, at most 2% of the price, is invoiced by a REAA-registered estate agency with which we are preparing a partnership; no money moves between Zilstone and the agency.

Frequently asked questions
Who searches for and negotiates the property?
Search with a REAA-registered estate agency, which sells, negotiates and invoices its own commission, at most 2% of the price. Zilstone checks, coordinates, and takes no commission.
What happens if I don’t buy?
The search lasts 6 months, extendable by 3 months at no charge. The €1,000 is due when you choose a property and we start supporting its purchase; it remains due if the sale does not go ahead, because the checks and coordination are under way. If you choose no property, you do not owe it.
Who signs the deed and holds the power of attorney?
Never Zilstone. Your power of attorney goes to someone you trust or the notary’s clerk; we prepare and coordinate, without ever receiving the power to act for you.
How much does an extra observation report cost?
€250 beyond the 3 included, stated upfront.
Does the 3D virtual tour replace the viewing?
No, it complements it. The observation report says what the camera cannot show: smells, noise, neighbours, documents.
